Sellers Beware

Of agents who "buy" listings

It's one of those hush-hush practices that St George homeowners rarely hear about but real estate agents know only too well: It's called "buying the listing."

1. It is absolutely not in your best interest

What it means is that some agents want the listing to sell your St George house so badly that they'll go along with whatever price you ask, even if it's outlandishly above what comparable houses are commanding.

They know that there's only a minuscule chance the house will sell at the inflated price you're proposing but they take the listing anyway. They fully expect that after a few weeks with no takers, you'll sober up and agree to what may have to be a series of price reductions.

2. Why would an agent "buy" a listing?

"Buying the listing" works for some agents because they get cut into a commission payout that they would have missed had they lost the listing to St George real agent competitors who counseled lower prices. Plus they reap immediate benefits: They've got their name plastered on a sign in front of your house in St George, and they can hold open houses that could bring them new clients and other houses to sell in St George.

3. How does "buying" your listing affect you?

Price is at the top of every sellers mind. Every St George home owner wants to make sure they maximize their financial reward when selling their St George home.

Being mislead to your St George homes market value has a tremendous negative impact for you as the seller. Overpricing a house can doom it to months of sitting unsold, even with price reductions. Serious buyers get turned off by new listings with inflated prices and they may not come back when the price inevitably gets reduced. In the end, you could be left with a final price below what you would have gotten had you priced it correctly the first time.

One price reduction is an average of 6% less in sales price (compared to similar homes that priced correctly) and sits double the amount of time on theSt George real estate market.

Pricing your home correctly is one of the most important factors in selling your home for the most amount of money as quickly as possible. We can market your home for any price you'd like. My objective is to consult with you to help you determine the best price to do that.

4. Impact of over pricing

Price too low and you lose value. Price to high and you lose buyers. This may seem counterintuitive but price your home a little low. Many homeowners think that pricing their home a little OVER market value will leave them room for negotiation. In, actuality, this just dramatically lessens the demand for yourSt George home for sale.

Instead of trying to "win" the negotiation with one buyer, sellers should price wit so that the for the home is maximized. In doing this you will not be wrestling with a buyer over the price, but instead will have multiple buyers wrestling each other over the house.
